Post: How many people can you rent to in one house?

I'm looking to buy a 6 or 7 bedroom house in roswell Georgia because I'm moving there for work. My plan is to rent out all of the rooms. But I know that there are some limits on the number of non family members you can put in the same house.. also is it 5 rooms and over its a commercial loans or is that five sepereate units?. Thanks!

Just remember new mortgage debt has awesome rates, however home prices are typically climbing because of that.

I typically, prefer to close more properties, bank rates are awesome right now, but values are also obviously climbing. I put the vast majority of my capital into my tax-free growth fund, because I can use that money immediately  w/o consequences and buy whatever properties or rehabs I choose. But mostly new properties.

Its maybe not the best safest strategy, but i get the concept behind it.. If it gets you better results out of the 100 calls you are making anyway. It might keep retention, it might turn some of those cold calls warmer I get it... Dont box yourself in, but Profit and money favor speed.. That you are doing.

Hey, all the newbies up there! First off, I'm liking the positivity and camaraderie, because at the end of the day that's what makes this business efficient and fun. I will throw a couple of general tips out that I have come across in my days here. Every market is different, every strategy has different requirements but here are some general universal things to meditate on.

First and foremost. If you find a good deal, everything will fall into place. period. There is so much to learn and people to have to learn from and find and capital to build, and analyzations to consider and blah blah blah, However, if you can focus on finding the deal. People that have experience and investing capital in your market will come out of nowhere.. If you don't have potential business for them, it will most likely take alot of time to find your lenders and contractors etc. and then you still have to find the deal anyway... so TIP 1, is to learn to find properties, and all the other knowledge and contacts will come. 

TIP2, meetup . com..... is a great resource to find real estate investors and every other kind of person out there in your exact network, i highly recommend it. along with BP of course. BP is an amazing resource i recommend you sit in traffic listening to the podcast. and eat your lunch messaging people on here. Immerse yourself in the field of investing. 

TIP3.. be gentle with yourself and psyche... these things take time, sure there are a few examples of ppl hitting it out of the park immediately.. Just know that typically this takes time to build a full business out of it. You may need to get creative to get a tactical advantage over others. So if it takes longer than you want it to, just breathe.... thats normal, relax your timelines a little bit.

4, as with any business venture ever... GIVE MASSIVE VALUE, period. whatever you can give or information you have.. give it.. not the things you think they value but listen to what they say and solve problems. entrepreneurs solve problems, they take one level of productivity and elevate it to a more efficient version. and because of this money is created. For example, Right now i could tell you several things that i think would be of value to you.. I love the stock market Ill tell you my secrets, Im plugged into real estate in my south florida market, i could be like buy this piece of land... I could talk to you about how I structure tax-free growth accounts maximize the use of whatever funds you have (my bread and butter),,, heck I could even tell you how easy it is to use this promo code thing and you buy a $40 dollar gift card and get one free.. so do i! but the fact of the matter is, you may not want a single option I just listed. What matters is I give the value that I can and personalize it to you, If you want to do business after that, than its your choice. I dont sell, i dont convince, I share. Thats why I love what I do and have no problem typing this novel to you guys. because i genuinely enjoy helping and giving value. If business and profit come from it, then that's even better.... and that is the single most effective mindset ive ever had.

No Snake Oil my friend, If I was selling snake oil, id say its the best for oiling your snakes, and if I didnt know what it did, I would just tell you its some slippery stuff if you need that.... Dont mistake my presentation as sales. I invite skepticism, which is the whole point of the post.

Thanks for the input, I will read it and check out your material as well. From what I have seen between 6-9% is doable. Ive also seen up to around 12% at one firm using a form of a multiplier, I will go find the technical verbiage and tell you. But even they say that 12 is abnormaly high but not unlikely. Thanks again for the input I will be in touch.

I love the concept of multifamily, however, have not done any myself yet. We are in very different markets, but I wish you all the best!
