Hey congrats. Keep moving forward. One thing I will throw out there in general is be careful of the high pressure of setting high goals. Im not saying aim lower at all. But go more for consistency and actionable.. Because there is alot to be done in between whereever you start, and a first deal. to the 2nd and so on. Its good to want to do a certain amount of deals. But go more for I will make x amount of calls for x amount of days, or I will find this person (lets say a realtor) by networking around in my free time until I find one that personally invests. Besides the obvious wanting financial freedom.. Why are you so against managing it yourself? besides not wanting to take calls about toilets etc.

yea i agree with boyer.. I would try not to start out in a legal grey area. especially with a family in tow. But with that being said, Me personally I am probably going to stay in the garage wherever I end up getting a property. But then again I am a single millennial who cant wait to do something weird, like nothing but a hammock and a motorcycle. 

But what I would definitely recommend plugging into BP, as much as possible. You might as well listen to a podcast while driving etc. Get a profile pic. Keyword alerts! get them!

Hey and congrats on working toward getting into REI. BP is awesome and is an immeasurable asset. Get your keyword alerts set up, but not too many. Listen to as many podcasts as possible, during periods of inactivity, or driving or whatever.. try to narrow in on what you want, that will help people give more specific info..

Vegas is awesome I went there on business once. I wasnt there as long as I would have wished. 

So, what do you want to do? how many beds is your current house?

but have you found anyway to make them work, whether just to wholesale it and be done with it. I always find them while I am looking around, there's billions of them, Quite annoying actually. However, one thing that I like to do is turn negatives into a positive. Just working on that. So my question is,

Have you ever done a deal with a 55+ community and it worked? 

@Account Closed what do you mean exact replicas? like their rule books?

Hey guy, congrats on going into school. Id imagine you will get a lot of useful information as well as irrelevant. As far as BP education goes....

Get your Keyword alerts set up.. but dont drown yourself in them.

DEVOUR the podcasts.. they are awesome and free. 

Try to narrow in on what you are looking for, even if you change it later. This shows people that you are serious and also helps them give specific, relevant information. 

If you have a general question or are just trying to wrap your head around something run to the blogs. If you dont find your answer, get a specific question and shoot it to the forums, Ive seen it work better that way.

Always take action, even if you dont know how to complete the next step.. One step at a time. 

Constantly motivate yourself, and make sure to celebrate all of your small victories.. Clap for yourself. 

Get to work.

Hey BP, I working on getting my first property. I have started making calls to for sale by owners. Now I am doing some homework on the properties. I just going one step at a time. But I am curious, 

1. How do you keep from losing missed calls that dont leave voicemails.

2. Keep information on different properties separate.

I mean it really shouldnt be that hard, just keep seperate folders, or pages, but like I said I'm just starting to pick up momentum. I might as well see if I can start out with some systems. Feel free to answer however you'd like. Thanks in advance!

get a used pool table and put up a big school flag ( theyre logo mascot thing) take a picture and use it to advertise. A chalk board that people can sign for no reason would also be cool..

obviously these are just bandaids.. but unless you want to remodel, drop prices etc, its not a bad alternative.

Hey and welcome. Biggerpockets is definitely the place to be to get started and to keep moving. From what I have seen this far, you dont need it to get started. Yes the MLS is cool but you can get access to it from a realtor. Education is always a good thing. But it comes down to... will it make all the difference in the world to you. I think that in the beginning just try to do the one thing that will progress you the most without spending money. For example calling sellers on craigslist and failing a couple times to get it out of the way. Figure out how to talk on the phone and get good at it. THEN when you find the direction to pursue, start using capital if needed. There arent really any made for you solutions out there like the gurus promise. I think success lies in between all of the free information you find, and just getting your feet wet, one way or the other.

Listen to a podcast somehow, some way. every day. Start from there. Best of luck!
