Hi Tien, 

I haven't ventured into the billboard space, but wanted to share a quick tip. If you have not yet done so, begin to build working relationships with the top producing realtors and lenders (hard money & conventional) in your market. Off market and discounted on-market deals are flowing across their desks daily; the more players in the game you know, the higher probability a deal falls in your lap. Best of luck!

Hi Paul, have you attended Brandon Turner's "How to Evaluate and Offer on Rental Properties" webinar? I would highly recommend. In addition to crafting your personal deal-analysis skills, a high-value action step is finding and building a relationship with an investor-friendly lender if you have not yet done so. Learn your actual buying power and use the lender as a reference to confirm your monthly payments on potential investments (this professional 3rd party should help appease your wife as well!). My new investor clients always have a "wow..this is real..it's game time..ok, let's do this!" moment after they get that lender-approval. Hope this helps, Paul, best of luck to you and your wife!

@Kenneth McKeown I'm actually planning to do both in the near future (househack one and immediately rent out another by the room). I also have a few clients interested in buying to RBTR. Do you use this strategy?

What's the bed/bath of that house, @Kyle Mccaw ? Also, did you manage it yourself? The level of involvement is a common objection I'm hearing, but I know there are at least two PM companies in the area that specialize in the Rent by the Room model - Homeroom and Bungalow. Any experience with either?

Hi everyone, I am about to graduate college and will be moving to Pittsburgh, PA at the end of May. I am currently saving up funds for my first house-hack, but until that account grows I will need to rent. I just thought I would see if anyone here happens to have a vacant unit in that area.
