New investor alert, seeking guidance

I am looking to make a plan of attack here, I have some money to start with, nothing insane, but I want to purchase 5 multifamily homes in the next 3-5 years. I currently have no real estate investments. I live in NY where there is nothing decent for sale that I've seen, I've talked to an agent outside NY and I don't mind investing out of state but I am just starting out and trying to analyze deals is not exactly something I am good at yet, obviously have a lot of learning to do for good deal seeking. The point of this post is what is the best way to start, I've been reading everything I can and listening to the podcast so I am ready to go, just need to jump in. My debt to income ratio is almost nothing, but I have to learn to analyze deals down to the dollar so I can convince my wife that it'll be a good deal and a worth while investment. Thank you for any information pretaining to this long winded post.
