Hi everyone, 

I realize there may not be a "better or worse" answer to this question - all recommendations are greatly appreciated!

I graduate college in May and will be working an entry level position in Pittsburgh. I will only have about $10-12k in savings of which I plan to use to buy my first multi-family (FHA): live in one unit and rent the other(s). Should I focus my attention towards any specific type of property like turnkeys, or minimal rehab properties? Should I focus on occupied properties to limit the risk of vacancy costs? I am wondering if there are any critical tips to keep in mind when purchasing a first property with probably only a few entry-level paychecks in reserve.

Hi everyone, I apologize for the delayed response, my last semester of school welcomed me with an intense workload right off the bat, but all is good!

@Enmanuel Sanchez and @Justin Windham , thank you both for the warm welcome, I am very grateful to have the genuine support from the BP community. 

Thank you for the advice @Max Feinberg, I got connected with one of the well-known landlords around my university and will be doing odd-jobs for him throughout the semester. I am sure I will learn a lot from him in the meantime. 

@Jeremy Taggart I currently listen to 2-3 podcasts a day, and I am slowly attacking one book at a time. I will put the book on managing rental properties next on the list. As you mentioned, my goal is to be ready to pull the trigger shortly after graduation, so I will be certain to stay in contact with you guys in the coming months.

Hello All,

My name is John, I am a soon-to-be college grad come May of ‘19 and I am thrilled to be joining this incredible community! Sadly, 4 years of college ball has come to an end, but I am PUMPED to channel that same energy to the real estate game!

Aside from learning everything my brain can handle, my first goal is to house-hack a small multi-family home in/around Pittsburgh Pennsylvania. I believe this is a good kickstart towards the ultimate goal of a happy and fulfilled life.
