Hey Nathan,

I agree with Bruce in that Frisco is tough for investors to tap into while still making numbers work. A few of my investor clients who originally wanted to buy in Frisco shifted gears a bit and have bought in Anna, Melissa, Argyle, Northlake, among a few others. These are very quality areas directly in the path of growth, so appreciation is undoubtedly there. The barrier to entry is lower than Frisco, still wicked competitive but not yet priced as high to where investors can't succeed. Rent rates and rental demand are plenty high enough to make sense as well. Best of luck!

Life-changing strategy. Love it! As Harrison mentioned, multi-family supply is slim and when they pop up it's a dog fight, but if you're hungry enough and persistent enough, you'll land one. 

A number of my clients in your same situation have also had success with more unconventional house-hacks, i.e. SFR's with a mother in-law suite, guest house, converted garage with a kitchenette and separate entrance as an an Airbnb, or even a home that used to be a duplex, but was converted into a single family . . . you could easily convert back into a duplex by throwing up a wall for a couple hundred bucks. Crazy market out here, stay persistent, get creative, shoot your shots, and have fun. Best of luck!

A lot of valuable points made already. When/if searching for a SFR - ask your realtor to keep an eye out for listings with a guest house or in-law suite for sure. What may be easier is just buying a 2 story home with 2 living areas, master suite downstairs, and other beds upstairs - this gives you and the tenants that separation and comfort of living, but still under one traditional roof. Hey Neel, 

Value is sprawling south of Fort Worth with residential and business development especially between 35W and the Chisholm Trail down through Crowley, Burleson, and into Cleburne. DR Horton has 2 or 3 communities under construction in this lane right now.  

Same goes for NW Fort Worth up through Saginaw, Haslet, and towards Eagle Mountain Lake (See link below). You can pick up newer build homes under 350k (for now) in each of these regions for sure. Rent Rates will range from 1800-2400/mo typically. on a sub 350k purchase.

See what the availability and nightly rates are like for comparable properties in your target market on AirBnB, if you're happy with the projected returns then absolutely!

It could be an excellent way to tap into the real estate investing game, especially for newer investors that want to give it a whirl before jumping all-in. Would highly recommend getting the green-light from your landlord first. Happy investing!

Have you tapped into your local REI Facebook groups? They can be an excellent recourse in finding lender referrals directly from investors in your local market.

Or google the top hard money lenders in your area, give them each a call, see who resonates with you and run with them! Best of luck!
