It's kind of a weird situation...

We currently have a listing that is a platinum level 4/3 pool home between Disney & Legoland. The home is gorgeous, and truly is a beautiful home.

The problem is that this home has a really good management/rental Company, and the location and quality of the home has it constantly rented.

The owner doesn't want us bothering his renters, which is understandable, we do have a virtual tour and lots of photos on the listing, but when someone is looking at spending $ 200K for a house, they want to see and touch what they are buying.

We are looking for suggestions on how you other Realtors have dealt with this situation in the past.

First... Congratulations!

The talking points are:

  • Commission split
  • Education
  • Costs associated with being associated with that Realtor
  • Is there a mentor program
  • How well known are they
    • You don't necessarily have to be a national chain to be the dominant Realtor in a market... ask around

As a HUD authorized Brokerage in Florida, we assist Investors in procuring both HUD and non-HUD properties.

To that end... if you want to be successful, one of the things you need access to is a great Title Company to do your closings.

For years, we have been using Jordana (Dani) Angles at Central Florida Title, LLC, the Manager of their Clermont, Florida branch.

She has been doing HUD closings for 20 years as well as all the different "flavors" of deals that investors can cook up, and does it quickly and seamlessly.

Greg H is absolutely correct.

Think of it this way... When HUD does a counterbid, it is based on criteria. The criteria is... time on market since listed, a percentage to discount by (not a dollar amount), and how many bids are being received.

That creates a number called "minimum acceptable to HUD"... Take that number and add the closing costs and that is the amount you can buy it for.

The longer a property is on market, the more willing they are to accept a lower amount.

What you are doing is called a "skip trace"...

    Skiptracing (also skip tracing, or debtor and fugitive recovery) is the process of locating a person's whereabouts for any number of purposes. A skiptracer is someone who performs this task, which may be the person's primary occupation.
