At my brokerage, there is no "brick & mortar".

All of our Realtors are also investors and all of us work from home.

This works well because we are spread across Central Florida from coast to coast and everyone has their own farming area.

My "commute" is to drive my slippers to the kitchen, fill a cup with coffee, then drive it and myself to the office down the hall... simple!

I started at KW as well, and the education aspect was great. The problem I had was the office predators and a Manager who played favorites. 

My cure, being an experienced businessman, just new to real estate, was to start a brokerage with an experienced Broker.

To that end, we now have a Brokerage where all the employees are investors... That type of entity is out there, just spend some time looking around.

 Find a local "investor friendly" Realtor. Lay out ahead of doing business, who is responsible for what portion. If the Realtor is receiving commissions, then adjust the profit split after expenses to an equitable percentage so that at the end of the completed transaction you have a somewhat even division of profits based upon what each party is making in the entire deal.

That's a simple request...

Florida does tax liens and tax deeds electronically... Most counties have an online bid system.

Auctions are the same... 90% of them are online as well.

In both cases, highest bid wins... so good luck!

This is one worth looking at...

Once you download the spreadsheets and enter "local materials costs", "local labor", etc. and save, it becomes a great tool to use for both walk throughs and full blown repair/rehab estimates.
