Nice Area! Great school district! House already in great shape. Only will need $5k or so to make it look really nice for a rental. You can rent for $1,500+/month. For those who know it, Arlington Heights is BOOMING--anything updated is going for $200-over $250/sqft. in this part of the neighborhood. There are additions, scrape/builds, and new multifamily builds here. This one is basically being sold at lot value--there is a lot a couple streets over going for $255K--although the property itself is in great shape. It is a 1951 build 3/1 brick which is currently 1120 sqft. The electrical is recently updated, there are no signs of foundation (interior or exterior), and the house is in overall solid shape. Currently, house sits as 3/1.5 but the plan is to make at 4/2 with making master bed and bath in the back add on, which was done really well.
