For those who know it, Arlington Heights is BOOMING--anything updated is going for $200-over $250/sqft. in this part of the neighborhood. There are additions, scrape/builds, and new multifamily builds here. This one is basically being sold at lot value--there is a lot a couple streets over going for $255K--although the property itself is in great shape. It is a 1951 build 3/1 brick which is currently 1120 sqft. The electrical is recently updated, there are no signs of foundation (interior or exterior), and the house is in overall solid shape. Contact me for more information.

There are several scenarios:
- You can rent it out with minimal rehab--contact for rental rates
- Rehab and add ~500sqft to get an ARV of $360-380K
- Scrape/build SFR or MF to get an ARV of...much higher!

Price: $211,000
Rehab: $80,000-95,000 (for rehab and addition)
ARV: $366,000+
