This is a one acre tract of land in Allen. Completely surrounded by new construction Garden Homes, Town Homes and SFR neighborhood. There is a house on this land, a 3 bedroom 1 bath very basic brick 1,434 sq ft 1970 year built home but the value is in the land and the potential value thru re-development. Land is currently zoned SFR so the land would need to be rezoned but we are surrounded by town homes and garden homes so I would not think this would be an issue but everyone needs to perform their own due diligence.

This is a 5/3.5 brick house on an oversized lot with a pool in Linda Heights. Most comps around here are in the 17-1800 sqft. range, but even those are going for $230-240K without a pool or oversized lot! Tax roles give $12,500 value to the pool and $39,200 to the land, and at $88/sqft (vs. $120-133/sqft for the comps), I think this is more than a fair valuation. Plenty of value here, and the rehab budget should cure what ails you for sure! Houses in this and the surrounding subdivisions are getting record prices, and show no signs of slowing down. Small flip or really solid cash flow rental! 65 cents to 75 cents on the dollar depending if you rent or flip. If this house was brick, I think it could go for over $100k, but it has been discounted based on it being siding. Property needs water heater along with other rehab. If you were looking to try and flip this for top dollar, I would put around $20k to$25k into. Make the finish outs a little nicer for a flip.

This is a 3/1/2 1446 sqft house in a nice little pocket of Mineral Wells. This house isn't in the best shape, but at this price, there should definitely be some room to fix it up and make a few buck--either as a flip or rental. Comps are easily supporting $75/sqft, and that doesn't include the two rehabs which are currently going on on the same street! Rare home under 200K in Mckinney. Nice and well maintained brick 2/1.5. Very easily converted to a 3/2 to get full market value after rehab. I suggest converting the carport into the 3rd bed/additional sq ft. There is a large addition on back that is NOT included in tax rolls. It needs foundation repairs or demo it.
