Small flip or really solid cash flow rental! 65 cents to 75 cents on the dollar depending if you rent or flip. If this house was brick, I think it could go for over $100k, but it has been discounted based on it being siding. Property needs water heater along with other rehab. If you were looking to try and flip this for top dollar, I would put around $20k to$25k into. Make the finish outs a little nicer for a flip.
