RUBS is the way to go.  Solar too expensive on the downstroke side.

Great job bud.  I own a similar commercial building that cost me $1.45 million. I will write a story about my journey and why I was able to improve the rent roll not unlike you did.

Pull the eviction record.  Did he live for free and take advantage of the situation.  If so, walk away.  If not, then I would simply charge him a few months up front to protect you from the same.  Hold it in escrow.  I would also make sure you provide no grace period.  Rent is dues on 1st of the months. If not paid, you add $100.00 late fee.

Jim, does the debt service allow STR? I have seen this before. It appears that your props are leveraged. Curious what they have to say or if it is a non-issue.

I happen to appreciate your posts and your pivoting in RE. It is the difference between those that failed and those that did not.  Congrats on your success Jim.  Well done.

Can you pull equity out instead while you looking for a proper PM?  Could you self-manage?  Can you negotiate an extension of time to avoid city fines?

Hyde Park area is valuable for MFR. Good food, entertainment, etc.
