I recently passed the Florida RE salesperson exam and was wondering if anyone has advice on choosing a broker to hang my license with. I'm currently investing in properties in FL primarily, and I really want to save money on paying the realtor commissions. I also want to be able to use their MLS access so I can look at properties on my own time. So my questions are the following:

1) What are the pros and cons of joining brokers who charge a fee for each listing I want to put on MLS?

2) Has anyone worked with Redfin as a sales associate or assistant to SA with positive results?

I dont think your pro forma is accurate.  We are in a peak and a trough will follow soon.  I do like the cash flow now.  I just think you do not account for the asset depreciation or the market forces.  Are you more interested in cash flow side? Do you account for taxes?
