Cash flow is solid in Indy but how is the appreciation there?  Tampa and Orlando have very high appreciation but weaker on cash flow because of the lower cap rates caused primarily by so much liquidity in this market.  I invest in FL, TN, IN, Georgia and Missouri

Passive investing applies, in my judgment, only to acting as Limited Partners in a Syndication deal.  That is the only time you can actually invest passively.  The General Partner (sponsor) finds and manages the deal on behalf of the passive investors that receive monthly or quarterly checks, along with a detailed investment report that explains their investment and rate of return.  

I agree with the comments above. Anything else in the RE is not passive income. You must know the details of your FF, BRRRR, etc

2018 is nearly over and I wanted to extend well wishes to everyone Bigger Pockets.  I appreciate everyone who is a part of BiggerPockets, especially the many who contribute.  I really hope my replies have been as helpful.

I would place the utilities online then just close off the master water into the home and flip breaker off until you need it.  Wont cost you much.  My fear is perhaps you need to plug work equipment to handle whatever and there is no power.  A generator comes with issues you probably rather avoid.
