Thank you all. I asked for a year to date report and they were honest. Tenants haven’t been paying for 3 months. I have a pretty good feeling they have a problem and hopefully I have a solution. I made an offer and added a contingency on no current renters or lease. Fingers crossed. 

I think a standard rental agreement says you as a landlord can break the lease do to the sale of the property.

I am sorry that happened.  I am glad that make you want to quit and you still understand the power of Real Estate!!  I agree learning how to do things yourself (even if you don't do them) will help you see what is going on and make you ask questions if it doesn't look right.  You can learn so much from BP and YouTube.

all very good ideas. I agree with the cash flow right out of the gate. And also it could set back the time in having to rehab.

 One of the properties I was looking at was a self managed owner.  Didn't get too far in depth with the tenants.  Another triplex actually has a property manger for all 3 units, so that is a good thing.  I am defiantly doing my DD when it comes to existing  tenants especially in todays environment.  

@Bonnie Rhodes buying in Florida, Pinellas County to be exact.  Pretty landlord friendly.

How do people feel about this when they look at properties. 

I am looking at some properties, a lot of which already have tenants in them month to month or on a year lease. Would you buy properties now with tenants in them? If yes what do you ask from the seller to provide. if not why?

personally I have a list

Signed lease

Security deposit/last months rent

Proof of background/credit check

Proof of job history

Proof of rent deposits into sellers account and rent deduction form tenants on lease


anything else you would add

I am selling here in Hawaii and using a 1031 exchange to buy in Florida. I am in escrow now on my property looking to close early October. I think as long as you find a good deal buy. I am in the buy and hold mindset and I have a good W2 that can help weather a storm along with my reserves. You have to be smart when you buy even in a good market cause a bad deal can be like investing at the worst time.  Run your numbers and worst case scenario
