Post: 1031 into multiple properties in St. Pete area

I am selling one of my condos and am planning to 1031 the equity. I am looking for multiple SFH and or Duplex, tri, quad. Wanting to purchase in the St. Pete or surrounding area. I am putting the unit up this week for sale. Just wanted to get a jump start on looking at properties (given the time frame of 1031). Ones that need some TLC. Thank You for everyones help

I found a little place (built 1927) a little under market value. It has had some rehab (mainly cosmetic). I notice it has been for sale since 2018 (red flag). I contacted realtor and asked some questions about structure damage weaknesses, plumbing, electrical and termites. He said there was termite damage but he doesn’t know the extent of it. I have not gone to look at the house yet.

Can you get rid of termites?

If you treat regularly will that control them?

And how much damage is to much to not purchase? Or don’t purchase period because it will be a forever nightmare

I use HIPacific Property Management. Evan@hipacificpm is who I use. He is on it. I use him because he is the PM for the unit I rent and live in and every time I had a question or issue he responding quickly and got the answer. So after dealing with him for a couple years now I asked him if he would be willing to manage my properties. So far so great,

Post: Hard money same as cash?

I am looking into another deal, and I think offering cash would sway the price to what I need for it to fit my criteria.

My question is if I go with Hard Money Lender is that the same as telling the seller I’m a cash buyer?

Investing in Hawaii. This will be my 3rd property.

36 I have 2 rentals. Both condos. I bought our first one in Ewa Beach, Hi (2/2) 4 years ago. I guess I did a really long BRRR process because I just remodeled the whole thing and in the process of refinancing now to purchase another property. Last year November I bought a second condo in Mililani, Hi (2/1). Bought it as a turn key under market value from a flipper.

I accidentally got started. I thought it would be cool to own property in Hawaii so knowing nothing I bought my first place at asking price. I have been extremely lucky with this purchase. I will never buy like this again. 

Last year I read several books on money, real estate, changing the way you thing, and how to understand people. After this I started looking for my next deal. I came across a flipper who just flipped a condo and met my criteria for turnkey and was able to purchase it with a good amount of equity in the property.  

I have educated myself and continue to educate myself everyday. I have also been able to educate and show my significant other how real estate can be another source of income and she is excited to start.  My 5 year goal is to produce a monthly passive income of $5,000.00. I am now on the hunt for properties that meet my numbers and criteria
