I use Write Davis Property Management.  So far they have been great.  I plan on putting all my rentals with them.

Who has one? How do you like it? would you recommend yours?

I am wanting to get a life, investing, business coach.  I look online and there are so many, so I figured the best place to ask is here! I am thinking about going with Jason Drees. I am wanting to push myself further out of my comfort zone. I have heard good things about coaches, and a lot of books talk about them and how they have made huge impacts on their lives. 

Hope everyone is killing it in 2021!!!!

I have a friend that wants to invest with me (using a private money contract).  He wants to give me the money now but I don’t want to take it into my personal account. 

Do I set up an escrow account, another bank account, or just ask for him to deposit into escrow when I get a property under contract? 

Also how do I provide proof of funds? 

This is my first property using private (friends) money and I want to do it correct and transparent.

@Kyle Jones I'm using PenFed now to get a HELOC on my investment. Still in the process and everything is looking good.

@Matt Nico will Quorum FCU only do a HELOC on properties located in NY? The property I'm trying to get a one on is in Florida. Omaha Mortgage said they could do it for me. I just talked to them on Friday 2/5. A lot of the banks I have talked to said they won't on rentals. I did talk to GTE Financial out of Tampa that will do it but you have to have 2yrs of tax history with the property as a rental.

@Precious Luster  I live in Hawaii right now, from Orlando area and plan on moving to St. Petersburg area in August.  I personally think this area is great.  Very historic and up coming.  Like @Alex J. said it is growing fast.  I bought in November 2020 in Historic Uptown and look at the market everyday and am about to start making offers again to buy another property.

Guys,

I just bought a triplex in November. I bought for $393,500 did a 1031 and put down $96K. Put about $38K in rehab and now is worth about $475+-. I am in the process of getting them rented out. Should cash flow about $500+- after all the expenses. I am wondering if there is a good chance I could get a HELOC from it even though I have only owned it for about 2 months. I have come across a couple deals I want to offer cash on. I have hard money lined up just need the cash for downpayment. Was thinking this could be a good avenue to take, or if anyone has any ideas I am open to them!!! The deals are all in Florida

Rich Dad Poor Dad (this book changed my wife's way of thinking, along with the game), Richest Man in Babylon, Think and Grow Rich, The Magic of Thinking Big.  I have plenty more.

I think you have to change your mindset to think differently than how 99% of us are brought up to think before you can become a successful investor.  These books are great to help you understand how money works for you, how your mindset and positive energy play a HUGE role in success. 

The one thing I have realized is WRITING down your goals and seeing them, reading them, writing them everyday will make them a reality.  We are starting our next Intentions Journal this week.

If you want to take it another step get a coach.  That is a common topic in a lot of great investing books and something big investors talk about having.  We are in the process of looking for a coach.
