Clayton it’s a good market, last 2 years have had a hard time doing the 1 percent rule. We also invest in really good school districts. Beaver falls is split into Beaver Falls and Blackhawk schools. Blackhawk is definitely the better school district but there are spots of Beaver Falls school districts that make money. Hit me up if you ever need anything answered.

Quote from @Bill Brown:

@John Matthew Johnston don't be greedy, hand over some of that cash flow!

No, well done. Are you managing yourself and what are your plans from here?

Thanks for the reply Randall Alan. We are located right outside Pittsburgh Pa. We get cash flow by subtracting PITI and 20% for Repairs, Capex and vacancy.I bought my first property in 2016 but sold some to buy in great school districts. We have all our properties in great school districts and try to produce high end rentals. We have bought most of our properties with cash and have done full gut renovations, we then Refi out and take mostly 30 year mortgages. Thanks for replying again Randy.

@Jose Antonio Flores

Hi Jose Beaver falls has two different school districts. Would have to know if they fall into Beaver Falls School districts or Blackhawk Schools districts . Could make or break the deal , also if they are Beaver Falls Schools would have to know round a bout area, it would also affect rent price

We have a chance to buy a property off market and maybe we’ll under value. The property is in a rural setting and has a cistern. We would be using the property for LTR or Airbnb. Has anyone bought a property with cistern. I truly don’t know much about cisterns and would appreciate some information if possible.
