Dave Ramsey is right on many things, like living below your means, paying off consumer debt and not financing a lambo when you first start making a little month(Delayed Gratification). If you want to expedite being wealthy you have to learn how to leverage and use OPM to do so. Tips: You make money when you buy , always keep adequate reserves and don’t over-leverage, that’s what takes most people out.

With the rising rates and the deals getting thinner, I’m finding it harder and harder to find deals that make sense. If you could pick one strategy to find off market deals what would it be???

So Beaver Falls is broken into 2 school districts. Beaver Falls and Blackhawk. Blackhawk is one of the best school districts in the country and Beaver falls is pretty rough. We invest in Blackhawk, Central Valley and Beaver School districts. All great schools really depends on what class of tenants and properties your looking to invest in.
