As an investor for more than 20 years in the Poconos we have never seen this type of appreciation and I believe it was well overdue.  That being said prices should level out and those investors that dove in during the peak, paying top dollar and underwriting for 75% occupancy may become motivated sellers if they don't hit that metric. The Poconos has always been a cash flow play, you just need to work a little harder to find the right deal.

I also live on Long Island and have been investing in the Poconos for over 15 years with a mix of SFH, condos, Multi family housing and a few AIRBNB's over the years. I still currently own one in a terrific gated community. STR's are allowed in different (not all) townships in NEPA. Would be happy to discuss more if you have any interest in this market.

Sounds like you have a pretty good game plan to set yourself up for a solid financial future.  Considering its family I recommend keeping it simple with a promissory note  at 7 or 8% interest, paying interest only for the first year or however long it takes to get consistent cash flow, you can than begin to pay down the principle and setting the term no more than 5 years.  When your ready and able do a cash out refi, pay your lender in full and rinse and repeat.
