@Bo Park some sellers but not many do request a pre sale inspection just so that there are no surprises that may "kill" a deal. A home inspection is usually done after an offer is accepted by the seller, and the final sale of the home in most cases is contingent on the home inspection report.  It would not be a complete waste of time to get yourself familiar with the structural, electrical, plumbing and mechanical components of a home. All of this you will learn while taking the necessary steps to become a certified inspector. The laws vary in each state on the requirements to become licensed/certified and there may be some expenses that you will incur to do so. But again the more you know the better equipped you are. No Ray, it's not under an LLC and yes its current market value is more then $100k. Why do you ask?

I currently have a 4.875% on a 30yr with 26 years left, looking to get a lower rate to increase my cash flow.

That's a great rate, if you don't mind me asking is it private money?

I would look in to multi families to generate a regular income. Not sure of your market but properties in which you can "add value" through rehab would be ideal.... Than BRRRR, BUY RENOVATE RENT REFIANCE REPEAT

I'm also new to the foreclosure/auction market. Currently looking on auction.com, found a place trying to book a viewing(not sure if that's possible). Any pointers you can give me from your experience?

@Sandy Uhlmann is the porch exposed to the weather conditions? If so I would stay away from using Latex paints. As @Michael Herr noted it's all about the prep work, that being said although it's not "easy" to work with oil base paint would last the longest and stand the test of time and weather conditions.
