@Curt Davis ok I can see the difference. That being said I assume the 6% is the minimum down payment for certain FHA programs?

@Chris Syrett Thats a pretty good profit for your first flip. Like you said you can only read and research so much before you have to get some skin in the game. Do you plan on doing any of the work yourself to control the Reno costs?

Thanks @Torry Shepherd yeah that's what I plan on doing from this point forward!

 I wouldn't neccasarily consider the 1/4" "floating" bottom of the draw a "joint", that being said....What's the harm in glueing those pieces in?
