ARV would come from the comps in the area that are similar to the condition that this property will be AFTER repair.

Brian, I used conventional financing for my first rental. I have not looked at financing yet for future rentals.

I am trying to find the best organized list to send to pre-foreclosure listings, and the right timing to do so.

I have heard some people say don't send anything until they are 3 months behind, but then you may only have a limited amount of time before they are scheduled to go to auction.

If listsource is the answer, how do you sort and what dates do you use (how far out)?
