It was extremely crowded for July 4th weekend, but that seems to have faded quickly.

 A lot of people don’t want to stay at a motel from the show “ozark”  lazy-o motel

This only seems to make sense if you are traveling 2+ months a year, doesn’t seem worth it for a week.

Do you know if the sprinklers will be needed for sleeps 12 or more than sleeps 12?

3. Sprinklers are a state regulation. The county is just coming into compliance with it. You must have them if holding occupancy of MORE THAN 12, have MORE THAN 3 stories, and the home is MORE THAN 5,000 sq ft.  
Yes and rentals that hold under 12 people the fee for the fire o spect ion is $250 per year.  Honestly that one does not bother me so much as I don’t mind paying for a yearly inspection to make sure my cabins are safe for my guests.  If something is wrong I want to get it fixed asap.   It’s just that with all the money that comes in to this county it’s getting ridiculous.   I mean for crying out loud there should be nothing but perfect roads in that county for all the money that comes in from tourists and there ought to be plenty of money to handle the trash situation.  

We aren’t affected at any of our properties by those parameters. But 3 of my 6 are on a gravel road not maintained by the county. Seems as though it should be now after all this. 

So every cabin in Sevier county is going to get a random door knock every year so someone can come in and inspect and a $250 fee is paid for this?

 It's crazy to think that the more regulation for the STRs is a better way to go since the numbers consistently stay higher in those markets and the professional hosts keep their properties well within a standard to keep the community safe/pleasant. 

My thought a couple years ago was less regulation the better, but in my markets that is not the case. 

It makes perfect sense actually. However, when government regulates winners and losers, the end result in the long run is even those initial winners will be losers. While there will be less competition, there will be less incentive to have a great property, and tourists will just go to hotels……and the ironic thing about this is…..this is exactly what the local government wants! Who do you think is donating to their next campaign? The Airbnb owner who operates a small place and fights to keep more people from doing it, or the hotel chains who don’t want any competition at all? I think that is pretty clear.


 Fact is hotel chain doesn't make money too. We know 1 out of 5 goes bankrupt how could they donate to campaign LOL The problem with supply and demand mismatch is hard to figure out. Most hotels vacancy is only 40% which means they have over supply as well. Maybe all these hospitality sector is overrated and very location specific ?
