The only way you will get any work done right now in Gatlinburg is if the contractor can take your head off.

This is highly accurate. You will probably be better off doing it yourself. I’ve seen some crazy quotes and backed up months.

Quote from @Kevin Chubet:

Short-Term rentals are treated differently than traditional rental property. If you materially participate in a short-term rental you can take losses even if you aren't considered a real estate professional as long as you materially participate which there are many ways to satisfy this requirement. This is a great strategy for high income earners as they can purchase a short-term rental get a cost segregation and slam a huge loss through to offset current years income.

The tax implications in the future will be this: less depreciation after year one (not by much as transient property is depreciated over 39 years not 27.5) and if you ever sell the property you will have significantly more depreciation to recapture.

For what it is worth I had a client cost seg their AirBnB in Gaitlinburg and it reduced their taxes owed by 26K. It is a good tax savings strategy especially if you are a firm believer in money now is worth more than money later.

Are they schedule C or E? I’m being told by accountant you can’t do schedule E if going this route, but if you do schedule C then you have to provide substantial services.

It could be fine, I’m just thinking in general you will have 4 units hooked up to one well I assume. Depends on your gallons per minute you get out of the well.

@Conner Olsen

Why won't you have a hot tub on a well? We had a hot tub and a pool on a well in my primary residence without problems. What crisis was I lucky enough to miss?

He could run into issues if he puts 4 hot tubs on one well.

@Conner Olsen look at other clamping sites (eg, Under Canvas) to see what they provide. Go visit some and stay in them too. See what you like and don’t like, read reviews, etc

Quote from @Joe C.:
Can someone lay out more specifically what is being said here, in more detail?

Is this a Schedule C vs E discussion? I thought if you rent < 7 days avg it was a business instead of a rental.

My understanding is you can still do schedule E if you qualify the STR under these conditions.

That’s another option.

I have a 43 unit with PTAC units  - cost to install new is $1800 including parts and labor.

So much less than other options.

The life expectancy for PTAC units is less than other systems.

Honestly we rarely bother repairing them, when they do act up, we often just replace.

Can one condenser support 4 zones of a split system well?

Have a quad-plex of 4 1 bedroom units (500-600 square feet each). The current setup has 2 central a/c units which is not ideal. The units are old and need to be replaced. I’m looking to have 4 separate units in each of the apartments so each unit can change their heating and cooling independently. I’ll be covering the electric bill so not worried about that.

what is my best option in the south?
