Smokey mountains used to be able to get you in that range you are comfortable with, but not anymore.

Kevin smoot is pretty good. He specializes in this type of stuff. I’m currently starting to work with him.

Thanks for the replies. It seems like as long as it is 28-29 days or less then it is fine, you just call the police for trespassing.

I don’t see how having higher rates makes a difference. If anything, it could make it more of a target. Paying 1k for a few days during off peak and then they could take a shot at charging back afterwords. Or a group of homeless people could panhandle money buy an Airbnb gift card at Walmart and have a squat of their lifetime after paying a few days. 

I thought one of the key things with squatting was after so many days the “squatter” has rights. Whereas with under a few days you could just call the police and arrest them for trespassing.

So do you have 0 rooms designated for kids or younger adults traveling with a family? I agree with the kings being the best way to go I’m just worried I won’t be hitting the target of kids with a family and only targeting groups of couples.

the main house is a single family home. The second structure is a guest house that the owner had built to live in while the custom single family home was built over a 3 year period. 

This guest house has separate electric bill sent to it and also has its own separate septic tanks. The structures are about 100-150 yards away from each other. It shares a well with the primary house on the lot. Both houses are fixed to foundation and built on site. There is also a full RV hookup on the property.

Has anyone had someone refuse to leave after their stay and or attempt to live in the STR indefinitely?

Looking at a property on several acres. I will be occupying the property as primary. There is a house on the property that I will be using as a rental. I will be living on the property in the guest house. 

Any issues that I can run into with this from mortgage? Anyone recommend a partial lender that is familiar with this? I will 100 percent be living on site in the guest house.
