Hotel companies will start buying STR portfolios and market them along with hotel rooms ala "MarriottBNB.com"

Not to hijack the thread - Is anyone concerned about the liability aspect? I'm afraid to get a fire pit because someone could fall on it!

Then again, I really want to get one for the ambiance and "Instagramability" of the property.

Hello everyone,

It seems most postcard printing/mailing companies provide their own templates, but I have custom graphics ready to be printed with my own logo, ad copy etc..

Is there a specific postcard printer/mailer that will let me upload my custom graphics? I've searched online and can't seem to find one off hand.

Hey Elizabeth, I just moved out of LA back to my native Florida. The issue with LA/OC is the ratio of the rents you can charge relative to the value/mortgage of the property..

For instance I have a $240K property in the south east that's consistently rented for $250 a night. (I'm sure people on this forum have more lucrative numbers)

In LA I've seen million dollar homes go for $149 a night, which won't even cover the mortgage, taxes, insurance etc.. of the subject property.

@Luke Carl Were the guests in question first time STR customers? I've had a few first timers which I'm worried are going to leave bad reviews. One group showed up 3 hours before check in and waited outside the property for an hour. I have a feeling their review will not be 5 stars haha.

Had a doozy this week...guests showed up 3 hours before check-in and parked directly outside of the house waiting to come in. Called and messaged me to make sure check in was actually at the time I twice told them it was.

Were parked there for about an hour until they gave up.

We still need the 10-5 window to make sure the place is cleaned. The biggest PITA are the bunk beds. They take a while to get made and look nice. They and the bunk room in general are a big draw for families so they will be staying. 

I like that large 10-5 window. I'm running at 11-3 right now. Four hours doesn't seem enough, especially if the cleaners don't get to the property exactly on time.

My cleaner brings a crew so they don’t have a problem with the 11-4 window on a 4 bed, 2.5 bath. The long lead item is the laundry, so  I have duplicate linens. If it all isn’t clean and dry by the time they leave, they just take it with them and bring it back the next time.

Yes! I wish I could fit a second washer/dryer set in the house. My property has four bedrooms plus 2 air mattresses so we can sleep 12. It's A LOT of laundry..especially when you have two large groups coming in back-to-back.

I'm happy that we have a couple of longer bookings in August, so that should slow down the pace somewhat. 

This month is all 2-4 day bookings. Yikes!

What are your tips, tricks, strategies and stories regarding the practice of renting your STR on the same afternoon that someone checks out.

I've been doing it here in Florida, I have four same day turnarounds in a row coming up, starting this weekend and ending later this month.
