Is anyone investing in The Villages right now? I'm seen a lot of information on The Villages but not anything about actual boots-on-the-ground investing. 

For instance - are people investing in The Villages proper - or rather buying properties in "Villages adjacent" locales like Wildwood, Ocala etc..

My advice (take it for what it's worth) - Log off of bigger pockets, spend 10-20 hours this week on the streets, visiting properties in person. By the end of the week you'll either be itching to make offers, or you'll have a list of reasons why you shouldn't buy real estate at this time..

Nice to meet you! I lived in CA for 13 years. For 2-3 years I looked tirelessly for any sort of cash-flowing property. Then I woke up one morning and realized this was all but futile. I decided to move back to Florida for a year or two so I can seriously look at investment properties on a daily basis. 

If you're able to "move" to a more attractive area for a year, it's seriously worth looking into. The good news is that most of your competitors (investors in CA looking for cash-flowing properties) are NOT willing to take major steps in their investing career.

I was driving through Mobile on the 10 and the tunnel/port area and it was very picturesque at night, very cinematic. I'm currently 5 hours away (by car) in Florida..I was wondering if there are any cool neighborhoods with high end condos/properties that have a great view of the port.

Hey everyone,

I just temporarily relocated back to Florida to scout real estate in person. I realized the "long distance" approach is a half-measure. 

So now I'm staying in my short term rental (as we rehab it and get it rent-ready). Turns out some buddies I had here in Florida 15 years ago are now accomplished and well regarded contractors...I wouldn't have known this unless I moved here.

I hope everyone ends the year strong, lets buy some properties!!

One thing to consider :

If someone wants to rent a unit, but you don't do a "background check" using a valid SSN...you'll probably have to forego background checks on all other applicants of the building... since if someone's application gets denied to do a bad background check (eviction, violent crime etc..) they can file a claim against you for not treating all applicants the same..

My initial idea is to try to handle it nicely, if he has another building that feels safer and not a ground floor, she would entertain looking at units there to not cause him financial harm.  I don't think in good conscious she would sublease this unit now.

Damn, your sister seems preoccupied with sex in the neighborhood. I could see how it would be uncomfortable, but how exactly does the neighbor playing pornography in the comfort of his own home next door make her feel "unsafe," as you mentioned? Is she afraid the porn is going to come sneaking through the wall to corrupt her innocence? Or is it a blanket assumption that anyone who could possibly listen to or watch porn in the middle of the night is only a half-step away from violent rape? If that's what your sister thinks, then she must live in a lot of fear.

I think this is confirmed by the second part of the story. A neighbor sees someone flogging the log outside her window and (horrors!) playing a blue movie on his phone. Again, there's a whole boatload of assumptions here based on this piece of hearsay, a police report is filed, culminating in the certainty that this is some kind of famed and notorious meat-beating serial sexual predator camping outside.

Your sister is being attacked by X-rated-material-watching monkey-spankers! This "horrible experience" (she listened to a neighbor's story and presumably heard fake moans and groans through a wall, maybe some dirty, dirty talk) is clearly causing her immense psychological harm.

Come on, Jimmy, let's get to the beef. What's really going on here? Did she take the ground-floor apartment and now wants something nicer in what we all know is a very expensive area? Because this sure as hell sounds like a lot of cheap camouflage for what you're going to go to the landlord of this 20-unit building with, a request to move higher. What, has an apartment opened up on the third or fourth floor of this building, maybe advertised for three hundred bucks a month more than what she's paying now, and she wants to break her lease and get in on the new place on the cheap?

I'm finding my suspicions confirmed by how the wording here just dances around this possibility so nimbly...I mean..."she would entertain looking at units there..." WTF, really? In the same building with the lurking nefarious committer of the Sin of Onan outside? With the neighbor whose malevolent smut makes her feel unsafe? Is the presence of a flight of stairs or two going to mitigate the dark danger she believes she's in from that source? Will the prospect of climbing a few stairs frost the neighbor's smoldering gonads in his shorts and rob him of his dastardly courage? And what about the lurking serial chicken-choker with his phone raunch? Your sister's still going to have to go in and out of the door of this building every day. Why stay in a structure which holds so many traumatic horrors for her? 

Absolutely 100% over the line.

@Billy Linn Sounds good, I'm weighing options right now..the health factor is a big reason. Ideally I'll find someone who's also a nutritionist and can work with a personal trainer to design my diet/work out plan. In a perfect world I'd have access to an MD as well...to run and interpret my blood work every six months or so..

If this could afford me more energy to work a few hours longer each day (not counting the time savings from cooking, figuring out what to eat etc..) It would be a great investment!

That's a great strategy, I can probably swing $500 a week but since I'm currently in Gainesville, FL I can try and get it cheaper. I've never been to Dallas (except for the airport) but I've done some albums for Firstcom out there. Really good people!
