You're going to want the financials for the property. Expenses, insurance ect....once you have these numbers, you can estimate cap rate and NOI. Then you'll more accurately be able to compare this investment to others in the area. There's much more, however, this is a good place to start.

Do you have any financials on this property?  What in your opinion makes this a good/feasible investment?

@Jarrett Lavac  You're in a great place for beginning.  Here are some guides to this site that can help:

Find and connect with other BP members that are in your area--MEET

Set up keyword alerts to be notified of the topics that interest you--KEYWORD ALERTS

Read Beginner’s Guide-- GUIDE

Check out BP Podcasts--PODCASTS

Finally, my advice to you would be to take small steps and be disciplined with taking ACTION.  Last but not least, if you're words are any indicator of the drive you have, I'm in the Seattle area and would be happy to help you find a road map, and share my mistakes and wins with you.  Hope this helps and all the best to you.

@Zachery Buffin Dear lord, maybe it's time I start investing in Tennessee....Nice work, that's not only providing great value, but making yourself a better investor at the same time.  As a fellow agent myself, I think I'll add some of these things to my business.

If I were you, I'd try to find someone to partner with, or someone to coach you.  With no experience, and just starting out in the industry, you'll need to build your credibility.  I would start with learning how to analyze multi-family properties and learning the language.  If you go to Joefairless.com---Apt Resources---Free Apt Resources---How To Articles----How to know you're ready to be a multifamily syndicator... he has a list of words you should know...inside and out.

BP is another great resource....I'd recommend listening to their Podcast

Two other great podcasts are Michael Blank, and Joe Fairless....It's great listening while you drive, I've learned so much so quickly because I drive a ton...

Hope this helps!

Hi Dennis,

BP is a great place to network with investors in your area.  Here is a link for that  AREA

Another great resource are meetups in your area.  Meetup

Finally, another thing you could do is talk with Real estate agents in your area.  Find the top 5 agents and ask them about investors they know who are active, have integrity, and decently successful.

Hope this helps!

Post: Customary for agent to Charge to look at a property??

It's a little strange I'll say.  They may be doing that because they're not sure about you....But if you can show them that you're a serious buyer and will close on the right property, there's no way that they should be charging you to go look at a home.  Find another agent who is hungry, but at the same time, make sure you can deliver and that you're not sending agents out on a wild goose chase.

Hope this helps!

Experience: I'm an agent.

@Benjamin Blackburn
I love hearing stories like this....scraping by, doing everything you can....doubting yourself, then believing, then doubting but never giving up.....If you never give up, you'll eventually win. Congrats.
