One of my sons is starting college in Eau Claire WI in one week, and I plan to purchase a 2-4 unit property in Eau Claire within 8-10 months for his residence next year. 

Therefore I'm looking for an investor friendly agent in Eau Claire I can contact and get set up with live MLS updates to start learning the market and eventually purchase a property.

I'm closing on a 9 unit in Janesville WI in 6 days and I'm interested in exploring the Rockford IL market for my next purchase of 12-36 units.

Therefore I'm looking for an Investor friendly agent in the Rockford area.  While it's not mandatory, I'd prefer an agent who also owns multi-family properties.

I'm looking for a 12-24 unit residential property to buy and hold, and I live about half way between Rockford IL and Milwaukee WI.

I know a little about the Milwaukee market and almost nothing about the Rockford market.  It seems they are both great for cash flow but bad for appreciation.

Please provide any and all info about which market is better and why.
