I'm just getting into this with Tax Deed auctions in Houston, but I think they run the foreclosure auctions at the same time as the Tax Deed auctions on the first Tuesday of every month.

I found a 9 unit that the owner is asking 199k but said it is definitely negotiable.  The owner is also open to taking a 20% second mortgage back.

I told her I plan to write two offers, one for all cash and one with a 20% second mortgage.

My question is what do you suggest I offer for each?  Based on the income, location, and condition of the property I think it's work 199k, but also want to get the best deal possible (and the owner even said she understands I'm looking to get a good deal). 

I was thinking 150k all cash or 180k with a 20% seller second at 10% interest.

Any and all suggestions are greatly appreciated and I thank you in advance!

I'm considering long distance investing in Houston but don't know much about the current market.

I was told that it's a hot market right now.

Now I'd like to know the facts from the BP community.  Is it Hot or Not?

You will get the most accurate info by connecting with a local agent.

Troy Owen is a fellow BP'er and a Milwaukee agent who is also an investor.  Look him up as I know he can help you.

Milwaukee can be a little tricky... good areas right next to not so good areas, so you really need a local person that knows the streets.

50k is very doable in both Janesville and Beloit.  Don't expect much appreciation though, you will be investing for cash flow in that price range.  4th Ward is pretty rough, but it's like paradise compared to most "big city" rough areas.  My Realtors are a great Husband & Wife team in Janesville, PM me if you want the contact info.
