@Shane Lafleur I agree if this is all about numbers and investment HOA's can certainly eat into cash flow. For us this is more of a second home less of a rental. Hopefully someone on here can help jump start our discussions with HOA's.

We are looking at some condos in North Myrtle Beach. What are some of the questions we should be asking as condos and investing in this area is new to us.

We are only interested in low rise units towards the point in Cherry Grove.

How best do we gauge HOA involvement and property upkeep? What is a good HOA reserve? What special questions and concerns are there for Ocean Front Condos?

This will be more of a second home than a rental but potentially converting it in 10 years to a rental.

I think this list helps complete the model around finding more than one way to make money off your real estate investments.  Yes the investment numbers need to work but it is also great to have the momentum around price appreciation meaning you may be able to reach a little bit further on purchase in order to reap the appreciation numbers later.

Looking for some best practices for selling a single family home with a tenant in place for another 6 months.

Should you incentivize them to move out?

Does selling with a tenant mean you are going to get less than market?
