@Anks Desai I won’t comment on your numbers or appreciation vs cash flow but we have 5 rentals in Holly Springs and we have no trouble finding quality tenants. There is a new hospital opening and a Fuji Bio plant slated for the next year or two. It’s a great community and many people who live there travel to RTP or Raleigh for employment.

@Joe Splitrock yes that makes sense that it takes different skills especially on the sales side of things and dealing with clients vs contractors.

@Jennifer Lyles great information on the number of rental limitations I never thought of that angle.

@Marcus Auerbach That is great feedback not really needing the income generated from the license in retirement but being successful at it would be a nice bonus. I currently have a corporate job and my network may allow for some quick references (or not lol). I talked to my investment realtor and she expressed the lots of offers required especially when going against all cash offers.

Are there any downsides to getting a Real Estate license and owning rentals?

I would potentially use the license to supplement retirement income and for expanding to more rentals when the market eases a bit.

Any thoughts?

Other than closing costs are there any negative impacts to refinancing a rental property? With rates continuing to drop is this something people do as much as with primary home notes? All my properties have 20% down with 30 year notes.

@Horacio Gutierrez I purchase the properties based on personal credit history. I have 4 SFH and a primary residence that have all been financed with 20% down.

That has not been my experience but as @Ned Carey mentioned each bank has different internal rules.

@Leo Kotschenreuther It’s starting to sound like an HBO show. One thing I might suggest is that you could consider local apps like Next Door so that people that already live and like the area can share with friends.
