Make it a cool game room with game systems, ping pong or pool table, cool theming and it will be a game changer for your rentals. Make sure you put a mini split system in it to keep cool.

Had my first really bad guest. Trashed my place put a hole in drywall did about 2k in damages. Working with Airbnb at moment but before I leave a bad review I have heard that it can actually hurt your Airbnb rank as a host. Is this true or just hearsay?

I went under contract without seeing mine that I bought. Most of these houses are all the same in these resort communities. Find a floor plan and bedroom count you like and make sure the inspections come back on and you should be set. A lot of things you will still need to improve with theming to make sure it Preforms the best anyways. 80% of these homes are owned by Forign investors and some are willing to negotiate and some are not so make a bunch of offers till you find someone willing to play ball. Happy to chat about pcb if you would like to reach out. I own a 3br condo and remote self manage. Should get around 65-67 ish total gross this year with missing out on a month and a half with COVID lockdowns. Do think it was a bit busier year as no one could take a cruise and international travel was way down.

I wouldn’t worry as much about the cats marking territory as I would be with them scratching at the furniture etc. They can do some damage to the corner of a couch etc without much effort.

My condo stays pretty full year round. Nov-feb is what they say is slow season but I still grossed like 4300 in February. January seems to be slowest. A lot of people rent to snowbirds for a reduced cost but I found that I do better just renting it like normal.

@Avery Carl my cabin is doing great for the year right at 50k gross ytd with almost 2 full months blocked for Covid, but still looking for that cabin for you to find me!

Keep in mind with those high hoa come a lot of included items. Cable, internet, water trash, insurance on exterior of building exterior maintenance. My insurance is around 600 a year for the interior which I am responsible for taxes are not that high so other then electric and your mortgage when you really add it up it’s not that much vs a single family home. I will say remote managing the condo is way easier then my other str that is single family home in Orlando. Other then hvac and water heater there is not near as much to worry about then a normal home to break. That’s a real nice benefit but I am also looking to add a cabin as well so why not get both!
