I actually live in Apollo beach. Apollo beach is more residential and if you were going for a vacation home I think it would need to be on a canal with dock access. That's what my home is but it's my primary and not a rental. Haven't done a ton of research for this area for being good for STR but that price point would be at least 700+ . I actually own a vacation rental in Orlando as well as Panama City beach. If you are going be in Orlando have you looked there? Orlando in my opinion gives you the best bang for buck for a STR in the country.

Thanks for the shout-out! Yes Working with a lender and agent that knows how to navigate second homes and how they work is very important. I get a good bit of deals from clients that the other lender is not able to make the deal work and it's an easy file for my team to get closed.

I think margartaville could be good if you want to be totally hands off. A toy that breaks even kid of thing but you have no control how you rent it. You have to use one of two PMs you have to use the approved furniture package and you cannot customize anything. Also the price points tend to be a bit more in there. I agree the branding is a nice I just which you could have more control as an owner. I personally would look in a neighborhood that allows you to self manage and you have full control of your bookings.

Windsor hills has relatively low Hoa and CDD fees since it's a bit older Community early to mid 2000s. There are other newer neighborhoods like Windsor at Westside, Championsgate, (that's where mine is) solterra, solara, encore at reunion that are newer but the cdd and Hoa will be even more. There would also be neighborhoods that don't really have an Hoa like Indian creek that don't really have amenities. It just depends on what you want and what price point you want your rental to be at. Either way when you are looking you will need to make sure you are buying in a neighborhood that is Zoned for STR as that is the big thing in the orlando market and can get yourself in trouble really quick if it is not. Orlando If you are buying a single family home you need a pool. Most places in pcb will be condos so the building will need to have a pool .

I own one on the beach in Panama City beach and a home in Orlando. Both can do great. The Orlando house was a lot more affected with covid but this year the demand is super strong for Disney. Don’t rent to snowbirds if you do January only for the month. You will make more just renting it out to normal guest as that is what my experience is with my condo in PCB.

One of my best reviews was from a guest when power went out. It’s a beach condo and was a tropical storm only was really out for a day but they loved that I checked in with them to make sure all was good.
