I would add cabinet hardware, paint the rear exterior doors (photos are small but one looks stained), powerwash and stain/paint the deck, and clean up the shed. These are all fairly inexpensive, and in a few days would have the place looking a bit "cleaner".

 Thanks for the feedback, Brian! The plan is to buy some shutters today. And I am going to power wash the entire house, along with the deck. 

I will post some photos of the sides of the house in a bit, because I’m not quite sure what to do with them. It’s the top corner of the sides of the house, if that makes sense. Vents in the atticts? Aren’t those soffits? They’re damaged, so will need to be replaced.

There is only one bath, unfortunately. I definitely like the tile idea in the shower, and I’ll probably be doing that! Didn’t even think about that until you mentioned it. 

And there isn’t a laundry room. The washer/dryer is in the kitchen, which is a downfall of the house, in my perspective. 

I should’ve taken a picture of the back yard. The back yard isn’t that great. It’s sort of on a hill, and in fall, a ton of leaves pile up. The deck takes up the majority of the back yard, but is it a nice deck. Going to pressure wash it and then either paint or stain it. 

What about shutters on the windows? Add gutters or?

Hey guys,

Haven’t really rehabbed or remodeled a place other than a mobile home one time. I have this property which is in pretty good shape, but wanted some suggestions on what you guys would do to it. It’s my primary residence at the moment, and the previous owner didn’t do very good at repairing some holes and whatnot, so I know those need to be repaired. I plan on selling this in the future, so I am looking to improve it for resell value.

I have some to invest. I was just stating that I’ve listened to podcasts and read stories of people using things such as credit cards to help with flipping or something like that, so I was just trying to get some ideas. Brian Ploszay

Thomas S. - I was going to edit my last post, but I can't seem to figure out how with the mobile app. And we owe about $84k or so I believe on it. I think we got it for around 85k last year. We actually closed on it on this day, last year.

The property is worth about $85,000-95,000. We just bought the house last year sometime. The rent for a 3BR house/apartment in the Charlotte, NC area is usually around $1500/1600 a month. We had it listed for $1200/mo and received multiple people wanting to look at it already. I just don't know what to do about our current living situation as we are staying at the property as well.
