Okay, So I am currently living in Charlotte, NC. I have a 3 BR 1 BA, around 1300 sqft. I am looking to rent this out and potentially buy another home. This is the first time that I have ever done something like this and was looking for suggestions.. How do I do this mainly? Has anyone else done this? Don't have much money saved up for a down payment or anything like that. We both have great credit. We purchased this home using an FHA loan. Should we refinance? Would that give us a cheaper mortgage payment? And should we use another FHA loan for another home? Open to all suggestions and have a ton of questions. Thanks.

The best thing to do would be to learn SEO. It's not hard. I used to be in the SEO business back in the day.

I already have a list of absentee owners, both property and mailing address that I had purchased from a source. I just didn't know if anyone actually went by the properties to see if they are worth the time, or if they just sent out letters to the mailing addresses.

Okay guys,

I have a list of motivated sellers/absentee owners in the Mecklenburg and Gaston county areas. Do you guys go through your motivated sellers list, such as looking the properties up online or driving by them to see if they look vacant or do you just send out your postcards/letters? I have too many to actually drive by or look up but I have looked up a few online just to see what the property looked like on Google Maps.

Tony Alston You must find a list of motivated sellers. Quite a few people get their list from ListSource. However, they aren't free. This is a very basic answer to your question, but figured I'd reply.

Ceary Williams It's a list of two different counties from my area. I'll message you. I was recommended by a few people to do this and it worked pretty good, and it was cheaper than everyone posts.

Ceary Williams Right, however there isn't an option on the website so I didn't know if they sent it to the mailing address or the property address, lol.
