Hi all,

I am looking at getting into student rentals in a familiar college town to start off my investment career. I have been looking around but am having trouble finding some info regarding the legal aspects of student rentals.

1. What is the liability like? If something were to happen on my property like college parties, is that normally protected under a good insurance policy?

2. if police are called, would that fall back on the landlord or the tenants?

I plan in being proactive to prevent any major issues like this but there is always a higher chance with students and I want to know before I dive in. Any other advice would be extremely apprieciated! Thanks.

Hey Everyone,

So I am looking at a single family property in my town (multi-family is hard to come by in my town) that is in need of repair from the outside. I am currently trying to get access to view the whole property. This would be my first property and the plan would be to rent out the extra rooms to responsible friends for a year as a house-hack and then BRRRR it and move on and just rent it out as a SFR. I have been educating myself heavily in the multi-family rentals but have not given much thought to a SFR using the BRRRR/house hack strategy. Does anybody have any thoughts on this? All opinions are very much appriciated. Thanks!

Hi all,

A duplex in my hometown went up on the market yesterday for an asking price of $250k. I have been searching for multi-family houses in my general area for a while and it is tough to find multi-family houses to house hack in decent neighborhoods. My area just does not have too many multi-family houses in general until you get into the rough neighborhoods. This house at this price seems to be a great investment with current rents being $1300 in one unit and $1500 in the other. The challenge is this would be my first home I would ever have put an offer on and there is a lot of interest in the house already since it is such a low price for the area. They are looking to close quickly. does anybody have any tips to increase my chances of success on purchasing this house?

Hi all,

I am looking for some info on first time homebuyers programs. My target investment markets are about 2 to 3 hours away from where I live. My area is expensive and multifamilies are tough to find to househack. In the meantime, I have a couple potential deals in my target merkets that I would like to pursue. My question is, if I purchase a rental property purely as an investment and I don't live in it, could I still qualify for a first time homebuyers programs when I go to buy a house to live in?

Hi all, Im looking to get started in real estate. I've been doing some research into it over the last few months and decided that within the next year I want to have my first property purchased. Looking more towards triplexes and even considered buying a couple rental houses in a college town that I'm familiar with. I currently have about $25k and am looking for some advice on getting the ball rolling? Thanks in advance Joe
