Hello,

My buddy and I are considering purchasing a house with the intention of renting it to SUNY Cortland students. Fully rented, it would cash flow very well. It is a triplex so I don't anticipate it being a massive frat party type of issue. One of our immediate concerns is the school year is just starting now. I am just looking for others who may have experience with this type of investing and if in your opinion is it worth potentially floating the house for almost a year until next school year? I know month to month leases could be an option for the time being as well.

Hello all,

I am looking for a personal residence right now and came across a house I am interested in. It is listed on the MLS but was just made aware that a close friend of mine has known them for 30 years. Is it possible to try to work out a deal with the seller privately to avoid realtor fees and save some money?

Hey all,

I am considering a few different out of state markets and also seeking suggestions as well. I am considering Jacksonville, FL , St. Louis and Indianapolis. Looking to get into small multi-family to start. Any suggestions on deciding which one to get into? Any bad areas to avoid and which areas to look for within these markets?

Also considering North Carolina as a potential market to invest in and in the semi-distant future maybe move there. Which area are best for small multi family investing in NC?

I am open to all suggestions and appreciate any kind of help.

Hi All,

I am ready to pull the trigger on the right deal for my first property purchase. I was looking to do out of state investing, as my area (NYC Suburbs) are crazy expensive. Does anybody have any suggestions for markets to look at for either strong Single-family markets or small-multi? I am really hoping to have my first deal under contract before the end of April.
