Legal Aspects of Student Rentals

Hi all,

I am looking at getting into student rentals in a familiar college town to start off my investment career. I have been looking around but am having trouble finding some info regarding the legal aspects of student rentals.

1. What is the liability like? If something were to happen on my property like college parties, is that normally protected under a good insurance policy?

2. if police are called, would that fall back on the landlord or the tenants?

I plan in being proactive to prevent any major issues like this but there is always a higher chance with students and I want to know before I dive in. Any other advice would be extremely apprieciated! Thanks.
