Potential First Property (short sale/house hack)

Hi all,

A duplex in my hometown went up on the market yesterday for an asking price of $250k. I have been searching for multi-family houses in my general area for a while and it is tough to find multi-family houses to house hack in decent neighborhoods. My area just does not have too many multi-family houses in general until you get into the rough neighborhoods. This house at this price seems to be a great investment with current rents being $1300 in one unit and $1500 in the other. The challenge is this would be my first home I would ever have put an offer on and there is a lot of interest in the house already since it is such a low price for the area. They are looking to close quickly. does anybody have any tips to increase my chances of success on purchasing this house?
