@Brian Morales I lived in Ormond Beach for about 10 years. Just went under contract for a beach cottage in Ormond by the Sea. Rachel gave you a great overview. I’ll add in the early years of Palm Coast it was marketed as a retirement community. What you’re hearing may be still some residual from that. From what I hear, it is diversifying these days demographically. I don’t think you can go wrong there if the numbers work.

I live in Oakwater Resort which is near both. The main airport access road to Champions gate is i-4. The traffic 1 to 3 miles before the Champions Gate entrance ramp almost always slows to a crawl. I have avoided that area for that reason. Windsor Hills would be a better choice in my opinion. Also, Hilton has branded their first ever whole ownership there Condo Hotel.

Embassy Suites by Hilton-Orlando Sunset Walk located near 429 and 192.

I was under contract for a supposed turn key rental in Dayton, Ohio. I researched and arranged for a home inspector with all great reviews. I did not accept the inspector recommendations of anyone in the deal. Turns out, even with a tenant in there, it had major roof and ceiling issues. I canceled the deal. Always include contingent on inspection. If they balk at that, run away.

@David New short term rental, beachfront wins hands down. Long term, house. I just went under contract with the exact same choices. Bought the Beach cottage 2 blocks away. Of course money no object, I would take the beach front condo.

@Scott M. It was deposited on the 14th, a day early. They will check and see if it went through and get back to me. We talked for 20 minutes. He has had some staffing challenges which I have dealt with too. But I believe he wants to do the right thing. Like I said, I probably overreacted since it was the very first payment.

The PM called me and we had a good heart to heart. So all good. I probably overreacted to be honest. LOL on looking for answers from strangers...hello.. that's what BiggerPockets is all about.

Anyone have any experience with this PM?  I bought a property in Georgia with Freaky Fast. This is a NORADA partner. Freaky Fast set me up with their own PM company. First rent payment was July 1st and is supposed to be directed deposited in my account by August 15th or next business day. Nothing deposited and no courtesy call from the PM. Should I be concerned?

I just went under contract with a small 2 bedroom Cottage in a Florida beachside community. NREIG insured the last rental I bought for $800 for the year. Still shocked with the $7000 quote on the Cottage. Anyone have a good insurance source for Florida coastal properties?

@Gabriel Mabry I hired @scotts smith ‘s firm Royal Legal to set up and manage my asset protection plan. I listened to this podcast several times. One overriding theme is how critical anonymity is. Then I started thinking about all the BP members and podcast guest that freely share the number and type of properties they own. Aren’t they exposing their assets to potential litigants, thereby neutralizing the anonymity of the asset protection plan? Or am I overthinking this?
