If I remember the podcasr, @Michael Quarles was attempting to elicit a visual response from the seller by saying at times, "Can you SEE yourself going lower than XXX,XXX? It makes the seller in this case LOOK inside, internally to SEE himself/herself going lower. We as humans can either CREATE or REMEMBER an experience. Now, there is a chance that a sellers preferred modality to perceive life is not VISUAL, rather AUDITORY, OR KINESTHETIC OR EVEN OLFACTORY/GUSTATORY, which in that case the seller may break away from rapport unconsciously because we are not in the way FREQUENCY. Its one of the reasons why some people don't hear what we said because we weren't talking in their language (meaning; Modality).

So how do you create instant rapport: PACE,PACE,PACE, LEAD. If they speak in visuals, you speak in visuals. If they speak in auditory, you speak in auditory. Do this until you have paced them 3 times, then you take the lead and use whatever modality you want them to follow. If they follow you, you have just conquered the rapport.

Pretty intense stuff! Thanks for sharing, Jose! I know how powerful NLP can be. I have always admired the pro NLP speakers for digging into the way the mind works and creating a way to reprogram from it.
It can be used in a negative or positive way, but hopefully the person using it isn't taking advantage of someone else and using an ethical & immoral way.

Oh boy! What do you do in the meantime while your wait for your money to free up and your flip to sell?! I am sure it tests out your patients.

Good for you on on selling that killer deal to a friend. A true friend indeed! :D
That will pay dividends in life

@John Blackman Thanks for sharing & congratulations on finding a new financial path and passion!

Its great to hear about a positive mentorship experience. Having someone ready to hit the ground running and accepting the challenging bumps along the road really help differentiate the serious investor from the hobbyist.
Happy to hear you are part of the serious (get it done) group! ;)

I am excited to hear about the details on the 2 development projects @Brian Hancock is talking about. :D

Hello,

I am currently reading the book The Millionaire Real Estate Investor and came across what Gary Keller calls "Story of Investor # 34".
Synopsis of story:

Investor #34 started investing by buying Limited Partnership Interests in real estate. He and his wife would obtain lists of the Limited Partners from General Partners (which, by law were required to share).
Then mailed those investors a marketing piece offering to buy their interest. At the time they would offer as low as $50.00 for shares that were valued at $100.00.

They did this over and over and re-invested by buying more Limited Shares. They re-invested in other areas of real estate that produced residual income (apartments/storage rentals).

What is this type of investing called??? "Buying Limited Partnerships"
I am new to investing in real estate and have been trying to research this type of investing... I cant seem to find what it is called, or if it is even a smart investment to begin with.

Anyways, thanks in advance!
Any information leading me in a direction would be a great help.

THANKS!
