Post: Tenant changed locks without permission

Current tenant changed the front door lock without permission. This was discovered today by property manager,. Tenant said that the front door handle broke so she took it upon herself to change the lock but made no mention of it.  The likelihood is that the door did not break and she is lying. She has a history of lying .  Tenant stated that she would make keys by the end of the week and give to manager.
Can we call a locksmith to remove the lock she put out?  Should we wait until the end of the week and see if she returns the keys.
Rental is a high end rental. Tenant has paid 20 out of 21 rents timely.

Her lease ends on 8/31/23. Place is advertised but tenant said that it cannot be shown after 8/14. We lost 1 prospective tenant with a 750+ credit score because she could not wait until 8/14 to see it. She added that her contract maybe extended but she will not know until end of August and that she wants to continue staying at the house where she has been the last 21 months. She has other glaring defects. We do not want to extend a lease to her based on all of the undermining things she has done which is not limited to this example.
How should be proceed?

I have a LLC that wants to rent a townhouse from me but I have no experience on how to qualify them or to ascertain how strong or week in terms of finances and credit. Feedback appreciated. Also, I said that I would only be willing to do a 6 month lease tat will automatically renew if they make all payments timely but they insisted only on a 1 year lease.

I have found a condo for a nice price in an affluent Ivy League town that also has the biggest Medical Center in the state. The location of the condo is excellent: Walking distance to the downtown. Right across from the Medical Center. Looking to live there for 3 years than turn it into a rental. However, 66 percent of the condos are designated for section 8 housing.  I am looking to attract professionals of the medical community and or college students. What type of impact do you thing section 8 neighbors would have on my non-section 8 rental?

I have a tenant who's initial 1 year lease is about to end. She was offered an extension for one year which she agreed to. I require tenants to pay for a yearly cleaning of the Rinnai heater but in this case forgot to mention it when I offered the extension. Should I mention it after the fact or eat the expense. Thanks in advance for your answers.

Last year I rented to an unmarried couple. The lease was in both names and I allowed a dog because one tenant did nor work and was staying home with the dog. The rental is high end and sort after.  I live in a different  state. Their lease ends on 12/31/22. They asked for a 6 month extension. 1 month ago i sent them a new lease for 6 months. They have not signed it. Today i was informed to remove one of their names from the new lease because she moved out of state. I asked the tenant who is staying about the status of the dog and was told the dog is staying with her. She works full time meaning the dog will be left alone for a good portion of the day. i am not comfortable with that.  I know if I give her notice that i am not renewing I know she will stay regardless.  My state allows for 7 day notice if one does not renew. Any advice is welcomed.

I have 2 properties where I require rent to be paid by ACH. The tenants started paying by Zelle.

I've always had all transactions coming from one bank account but that bank account does not accept Zelle. The money comes into a 2nd bank account not related to the rental. Once the Zelle payment hits the 2nd bank account, i pay my mortgage from there. What this has created is the use of 2 bank accounts compared to one. Are there any suggestions on how to keep this simple?

Thanks Charles. We moved on after they asked for a 6 month lease at a reduced price.
