Renting to a LLC

I have a LLC that wants to rent a townhouse from me but I have no experience on how to qualify them or to ascertain how strong or week in terms of finances and credit. Feedback appreciated. Also, I said that I would only be willing to do a 6 month lease tat will automatically renew if they make all payments timely but they insisted only on a 1 year lease.
