I had a response from a couple from Hong Kong living in the States that they want to rent my house for their pastor who resides 1500 miles away.  How do I move forward? Does this seem strange?

Thinking about buying in Pittsburgh but am not familiar with the area. I found a lot of condos for lack of a better term reasonably priced in the $135k-$250k range in the heart of the city. Found some SFM and MF in near by neighborhoods that were going for a lot more than the City Condos. I saw that the condos were sitting for awhile and had several price drops. They looking stunning. They are cheap. What am I missing here? Why are they not selling or renting out well?   Thanks for your help.

If a tenant intentionally damages the property is the damage covered by the insurance company ? Cannot get a straight answer from the insurance company.

Thanks to the help of you kind people I was able to take out a home equity loan. I made a mistake on not taking out enough $ but that's on me.

Hello, I've sold my 1st rental, a SF home, and made a nice profit. I have sold before. What steps do I need to take if I want to do a IRS 1031 return?  I have no home lined up to purchase. I want to build MF homes. If i purchase a raw piece of land can I shelter a portion of it? Thanks for your advice.

Hello, My tenant trashed my rental. I took pictures. Finding help was a challenge so my BF and I did most of the work (ex, patching walls, painting the downstairs, cleaning and hauling away garbage). Can I charge him for the work that I've done since i own the place?  Thanks for your advice.

The new tenant signed the lease before the ex-tenant moved out. After the ex moved out, I came by and noticed a smell. Not sure on how to get it out but called a cleaning company and plumber. I than told the new tenant about it and offered to let them out of the lease without penalty. They choice to stay. The smell remains.
