By any chance do you have kids?

Yes. 2 grown adults now.

Collen, Maine is a rural state. i rec'd an invoice from the electrician that he bought 2 baseboard radiators and charged $1,000 to include labor.

Hi and thanks Melanie, I purchased a brand new refrigerator but over the phone with Lowe's. I told them that i did not want anything with a water line or ice maker. Low and behold, they sold me and delivered a fridge with a water line. So i called a plumber who came over and installed it. As soon as the plumber left, the tenant said that he needs a plumber to come over because he is hearing a noise from the upstairs shower. i said why didn't you let me know this while the plumber was there and he said he forgot. So i had to have the plumber come back out.

Regarding his comments about worrying that his daughter will cut her fingers, the electrician who installed the baseboard radiators asked for a make and model # but the tenant has not responded back. that was in the AM.

 In 2015, i had radiators installed on the 2nd floor (bottom pic). In 2023, i had them installed on the 1st floor (top pic) at a cost of $1,000. They are from different manufactures. i got a new tenant in on Jan 1, 2024. Today he wrote, "The

dining room radiator doesnt have a guard on it (top pic). We didn't realize this when we moved here, but now the baby is very mobile and she has been sticking her fingers in. The inside is very sharp. The upstairs radiator has finger guards (bottom pic). Do you know where the guards are for the downstairs radiator?"

There is no missing guard. That is how it is designed by the manufacturer. What do i do now that he said that he is afraid that his daughter will cut her fingers? I can't imagine that the manufacturer of the 1st floor radiators made them in a manner that will be harmful to children? Am I responsible for taking them out and having to install new ones?


This is the 3rd issue that he asked to repair since he moved in on  January 1, 2024. Should i offer to have him look for another living situation? or hire an electrician pull the new ones out and replace them with ones that suite him? The last thing i want to deal with is a lawsuit. What do i do?

I have a great tenant for 2 years in that she pays timely and never asks for anything. She pays $1,900/month in rent. She is a doctor and her husband an engineer. I was thinking on raising her rent by $50/month. My expenses went up $40/month. On the other hand i am thinking about not raising her rent b/c she is an excellent tenant. Feedback would be appreciated.
