in Clayton Smithfield Selma area or Johnston county there are deals. A lot of folks live in Johnston county and drive to raliegh to work and the rental income is pretty dang close to wake county

true you have to keep the deposit in a trust. I was speaking more about disclosure type stuff from my understanding and I am not a agent at all. If you are agent then you are obligated to release everything about the property you are selling even if the property is yours. Where as if you are not a agent you can just check no representation. Like I said I my have all this twisted up if I do please correct me so I know.

I have been told by a few real estate agents including my gf that being a agent as a investor is not a good combo because it opens u up for more liability at that point u can not say I did not know that

joco (Johnston county) has some duplex's and areas I would live in. To be honest the rents are close and the cost to acquire is lower. With the 70 bypass you are still with in 20 mins of raliegh.

last time I check nc will not allow you to use p2p lending. For what ever reason the company's offering p2p can not get approved in nc.

Currently duplex is section 8 and one property is working class area other is middle.

Question how is it considered a business if I am not repairing or managing the properties. Cant you just be a active investor and not a business. What  makes you running a business and not just investing in the eyes of the irs?
