Thank you for your input. She will be putting 10% down. What kind of offers could I expect 60 pp k 6k down 12% interest amortized for 30 due in 10. Is what I was looking at doing. Like I said this is all new to me so i may be way off with the terms.

Hi all,

 I have a tenant that would like to purchase a home I have free and clear. Her credit score is lacking high 580's but she has been the best tenant you could image. I would have no problem selling it to her and keeping the note but I am selling off my properties to purchase something larger. So my question is how should I structure the note to sell it as a newly originated note and get top dollar??

Purchased a 3 bed 1 bath home for 25k. Closing cost 500.00 repairs bath faucet new toilet valve and light fixture. Currently rented for $650.00. Less then 1 week to rent.

i would charge her one time OK I can deal with that but twice she would pay or get evicted.
